POPULATION & EMPLOYMENT GROWTH
Pasco County has experienced significant increases in population and employment over the last 50 years and is projected to continue to grow.
Between 1970 and 2020, Pasco County’s population increased by 485,936 residents, a growth of 639%. (By comparison, within the same timeframe, the state of Florida's population increased by 217%).
The county’s population was 561,891 in 2020 and is projected to gain another 223,537 residents by 2045, which is 40% increase in population.
The majority of employment and population growth are anticipated to occur within the center of the County in the South and Central Market Areas.

COUNTYWIDE EXISTING LAND USE
Pasco County is divided into approximately 284,500 parcels on 531,800 acres of land and water.
Nearly half of the county's land area is currently in recreational/open space, agricultural, or water uses.
20% of the land area is in residential use.
3% of land is in commercial or industrial use.
8% of the land area is vacant.
24% of the county is within a wetland.
DEVELOPMENT PATTERNS
Data from the Pasco County property appraiser was used to determine age of construction for buildings throughout the county.
Older buildings (pre-2000) account for half the buildings in the county and can be found along the county's west coast, along US 19, and west of the Suncoast Parkway.
Newer construction (post 2000) accounts for 27 percent of buildings and are concentrated along the southern border of the county in Trinity, Odessa, Land O' Lakes, and Wesley Chapel as well as along US 41 and I-75.
Twenty-one percent of parcels within the county did not list a year of construction.
